Heating Costs Dominate Apartment Maintenance Expenses, Impacting Housing Affordability.
The study looked at how to estimate the maintenance costs of apartment housing. They considered factors like floor area, number of households, heating type, and site area. The costs were divided into personal expenses, facility maintenance, energy and water, insurance, and sanitation. Energy and heating costs make up over 50% of the total, while personal expenses make up about 40%. The cost per area for personal expenses is 5,272 won per square meter per year, with district heating being more expensive. Central heating has a higher facility maintenance cost. The models created had good statistics, with most having a determination coefficient over 0.7 and a Durbin Watson value between 1.5 and 2.5.
