Roads and soil quality drive farmland values in Kansas to new heights.
Farmland values in Kansas are influenced by factors like soil quality, roads, and crop yield. A study analyzed real-estate sales data from 1975-1976 in four counties to determine these effects. The average value of farm land in Kansas was $590 per acre in 1981, with prices varying based on factors like soil capability and proximity to urban areas. The study found that roads, year sold, soil quality, crop yield, and percent cropland had the biggest impact on sale prices. Multiple regression analysis of 57 sales showed that these factors play a significant role in determining farmland values.
