House price indexes in Switzerland should consider property quality. A study compared Swiss National Bank indexes using list prices to hedonic indexes based on sale prices from 1985 to 2006. The list price indexes showed different price trends and tended to overstate changes in housing markets. This could be due to changes in the types of properties available for sale.
