The study looked at how residential property values are determined in Lagos, Nigeria. Researchers found that traditional methods of valuation are not keeping up with changes in rental values and inflation. They analyzed rental growth rates from 2014 to 2020 and found that newer methods of valuation, like discounted cash flow, are more accurate than older methods. The study suggests that using contemporary techniques is better for valuing residential properties in Lagos.
