House price indices often don't consider changes in house quality, leading to inaccurate price measurements. A new framework was developed to separate and measure the impact of different house characteristics on price changes. By analyzing data from Belgium, it was found that house quality has improved significantly, mainly due to better energy efficiency. This improvement should be included in future house price calculations to prevent overestimating price growth.
